STEP 2: Kaine Homes Introduction

You will be given a short orientation about our homes, community locations, pricing, etc. Kaine Homes uses superior construction techniques and materials including:

Flooring System
Engineered I-joists and plywood, screwed and glued, not nailed chipboard over dimensional lumber.

Tuff-N-Dri
20-Year guaranteed dry basement. Protects against leaks, seapage and interior condensation.

HVAC
We use top national brands such as Trane and Carrier!

Well Pump
1 HP, 26.7-gallon tank

Shingles
25-Year Certainteed Horizon (per community)

Roof
Standard 12” Gable Overhangs

Siding
Certainteed, upgraded Carolina Beaded siding (per community)

Windows
Lifetime limited warranty that protects frames, sashes or panels, hardware and glass against manufacturing defects for as long as you own your home.

Basement Window and Door
Recessed 2” into the foundation wall, minimizing wind and preventing water intrusion. We also wrap the pressure treated wood frames with vinyl which eliminates the need to ever paint them.

Interior Wood Trim
We sand, prime and paint with an oil base, then re-sand, and re-paint with an oil base again to give a smooth appearance.

Flooring
We use top, name-brand carpeting such as Mohawk and StainMaster, and a heavier, upgraded pad that is 7/16” rebond material rather than a ½” foam. We sand the floor joints before laying down vinyl and wood. We also take moisture readings to make sure moisture levels are acceptable.

Drywall
To minimize unsightly cracks and nail pops, our construction crews use drywall screws, which are also glued, instead of standard nails. 

Plumbing Fixtures
We use top national brands such as Kohler and Moen!

Appliances
We use name brand appliances such as GE, Whirlpool and Viking.

 
STEP 3: Loan Pre-Approval
With the assistance of our Sales Manager, homeowners will meet with one of our approved mortgage lenders. A simple financial analysis is completed to determine appropriate loan programs.
 
STEP 4: Creation of New Home Draft Pricing
Our Sales Manager will discuss pricing for our standard upgrade features. More complex or unusual items that require additional research and analysis are handled through our own in-house interior designer.
 
STEP 5: Lot Orientation
Our Construction Manager will conduct a detailed lot walk to help homeowners imagine their house location. Our superintendent will give them a personal guided tour of their lot and explain exactly what to expect as a finished product. He will also ascertain home placement and orientation, tree clearing limits (if the homesite is wooded), basement exit alternatives (if desired) and driveway, well and septic locations.
 
STEP 6: Completion of Sales Agreement
Upon completion of the lot walk and homesite orientation, we will proceed with the Sales Agreement. If the contract is contingent, we will work with you to help get your home sold. The Sales Manager will even offer advice on things you can do in your home to help it sell. If the contract is non-contingent, you will begin your design meetings with our Interior Designer.
 
STEP 7: Your Home Design and Personalization
Prior to our initial design meeting, we encourage you to think about all the features and options you are looking for in your new home. While this includes aesthetic differences like brick color, trim type and upgrades, even more important in the initial stage of customization are structural modifications. Thinking of adding windows? Need to reconfigure a room? Add more space for your growing family? Our knowledgeable design and support staff will help make your vision a reality.

In our first design meeting, we will review your desired structural modifications and room reconfigurations in complete detail. We will also discuss a range of other options that you may not have even thought possible. With structural changes finalized, the selection process will continue at the second design meeting.

A second design meeting? Absolutely. Our Design Center Manager will work with you one-on-one to choose the features and finish details for your new home. Once chosen, we will use our proprietary software—Builderware—to generate a detailed Selection Specification list. This list will accompany your construction plans as they are distributed to each of our contractors to ensure the accurate construction and delivery of your home.

 
STEP 8: Approval of Final Pricing, Specifications and Construction Plans
Homeowners are asked to carefully review and approve all pricing, specifications and construction plans. The same documentation is reviewed and approved by Kaine Homes Construction Manager and Director of Sales. Once approved, construction documentation is considered “final.” Any further changes to the documents will result in a “Change Order Fee” as specified in your Sales Agreement.
 
STEP 9: Home Appraisal for Final Mortgage Approval
An appraisal is conducted of every Kaine home. Once the appraisal is completed, the loan application is submitted for final approval. This process takes about three weeks.
 
STEP 10: Loan Approval and Settlement
Our Sales Manager, along with the mortgage lender and title company, coordinate the settlement process with the homeowners. A time convenient for all parties will be scheduled. All settlements take place at our model home during normal weekday business hours.
 
STEP 11: Construction Commencement
Once the construction-permanent loan has been settled and the building permit obtained, construction will begin.

The construction department works on a very regimented construction schedule. They work with the subcontractors to make sure that they are staying on task. In order to accomplish this task, 28 different checklists are used to ensure that no stone is left unturned. This minimizes call backs and maximizes efficiency.

 
STEP 12: Construction Phase I
  • Grading and clearing of lot
  • Excavate basement
  • Pour footers and foundation walls
  • Water proofing, slab preparation and backfill
  • Ground rough plumbing
  • Pour basement and garage slabs
  • Framing and roof
  • Installation of rough mechanicals—heating, air conditioning, plumbing and electric
  • Electrical walkthrough with the electrician
  • Brick, stone and/or vinyl siding is installed
  • Insulation is installed
  • Well and septic installation
 
STEP 13: Pre-Drywall & Electric Inspection
Homeowners meet at the home with our Design Center Manager and our electrical and advance wiring contractors. A careful review of the home up to this point is conducted with a special emphasis on any electrical upgrades or changes (lighting, switching and outlet placement and design). Please note that any new electrical upgrades chosen at this time will NOT involve a Change Order Fee, however, any changes to existing features WILL involve a Change Order Fee.
 
STEP 14: Construction Phase II
  • Drywall installation
  • Trim installation and painting begins
  • Painting completed
  • Flooring installation
  • Cabinet and vanity installation
  • Electric hook-up and appliance installation
  • Hardware installation including lights and plumbing fixtures
  • Final grading and seeding
  • Heating and air conditioning and mechanical systems testing
  • Final inspections
  • Punch out, final sanding and pointing-up of drywall
  • Final cleaning and touch-ups
  • Homeowner walkthrough and orientation
 
STEP 15: Loan Conversion
Approximately two weeks prior to occupancy of your new home, you will need to contact your mortgage lender and the title company to make arrangements for your permanent loan conversion. This usually takes place on or about the time you move in.
 
STEP 16: Final Home Walkthrough
The Construction Superintendent meets with the homeowners approximately two weeks before the keys are handed over to go over the items that are to be completed. This gives the homeowner an opportunity to ask questions and to add anything that they feel needs to be handled before they move in.
 
STEP 17: Move in Day!
Kaine Homes prides themselves on taking thorough care of punch-list items that need to be addressed after the turnover meeting on move in day. There are generally only a few minor things that need to be taken care of and most of the time, there are "0" items on the punch-list. This is a true testament to the attention to detail that our team has throughout the construction process.
 
STEP 18: 10-Month Walkthrough
Ten months after you are in your home, Kaine Homes will meet with you to go over areas of your homes that need fixing.
