A home is constructed of literally thousands of parts, many of which are selected by you. This requires effective communications by both parties to make sure they are properly identified and assembled into the home you picture. Between your vision and our 54 years of experience in the homebuilding industry, we will work together through a series of processes and procedures to make your vision come alive.
Our Design Center, combined with the assistance of our Design Center personnel, offers you a unique single point of contact and provides you with hands-on personalized care and guidance during the selection process.
Our experience has shown that the better prepared you are to make your important decisions, and the more thought you put into your design ideas prior to meeting with us, the more smoothly the selection process will go. Here are some tips on how to prepare for your first meeting:
- Think about the options you want that affect the “footprint” and building permit issues. “Footprint” refers to the imprint of the foundation and the outside dimensions of the house such as a sun room, extended family room, side-load garage, deck/gazebo, possible future pool, in-law suite, etc. These items create the “footprint,” and affect the ability of the house to fit on the lot, and also determine septic requirements. These are important issues for the building permit, and should be resolved as early as possible.
- Determine the inside design and structure of the home. Think about the room sizes you want. Think about how you will use each room and how you want it to look.
- Consider the outside of the house. Imagine yourself standing in the street and looking at the house - what do you see? The color of the siding, front door, shutters? Do you want a storm door or upgraded front door? What color and style of brick or stone do you prefer?
This meeting is scheduled after your non-refundable second deposit is made, and officially begins the Selection Process.
- The Design Center Manager will review the feasibility of the structural home design changes you have proposed and reach resolution on a workable design.
- We then “walk” through the interior, room by room and start finalizing the details. Do you wish to reconfigure any rooms? Enclose family rooms or any open space?
- We will design the kitchen and bathroom layouts. Determine your cabinet needs and make cabinet and countertop selections. We will also make appliance selections at this meeting.
- We then go “outside” and start deciding about the exterior features.
- The meeting will conclude with an agreement on all structural changes requests.
- Review plan design changes made at the first meeting.
- The Selection Process continues with additional upgrade selections.
- Details such as exterior color selection, fireplace surround selection, flooring, lighting, plumbing etc. will be discussed and selected.
- You will have a chance to meet with our advance home wiring contractor. He/she will discuss standard phone and cable package, as well as any upgrades you may be interested in. Upgrades include security systems, central vac, intercom, and home theater options.
- This meeting will end with all of your selections being made and a finalized list of the upgrades decided on.
- We will review the selection spreadsheet and samples to confirm the model and color numbers.
- We will review with you the finalized floor plans for your final approval.
- We will review the kitchen plan and final elevation plans with you for your final approval
- You will be provided with copies of all signed documentation.
- A settlement date for the construction-permanent loan will also be established so that construction can begin.
