Is trash pick-up included in our real estate taxes?
Real Estate taxes do not include trash pick-up. There are many private trash companies in Calvert County who, for a fee, will pick up your trash on a weekly basis. Calvert County also has conveniently located drop-off sites for trash and recycling.
 
Do we get a discount if we do not use a realtor?
Kaine Homes does not offer a discount if you choose not to use a realtor.
 
Can we install an in-ground swimming pool on our lot?
Kaine Homes can only provide you with our best opinion on the feasibility of installing an in-ground swimming pool on your lot based upon your selected lot, the current Calvert County regulations and our experience. If absolute assurance is needed, you should redesign the lot's site plan to include the size and location of the pool and have it approved by the appropriate Calvert County agencies.
 
Is there a limit to the number of outdoor pets we can have in a Kaine community?
Yes, the Protective Covenants call for a limit of two outside pets per household. These same covenants also prohibit kennels and farm animals. Even though our home sites tend to be larger than more suburban lots, inappropriate pet populations and behaviors can have a negative effect on a neighborhood's quality of life.
 
Is it permissible to use motorized vehicles in the neighborhood or in the open space?
Motorized vehicles of any description are strictly prohibited in Community Recreation Areas and Nature Preservation Areas. Unlicensed motorized vehicles are prohibited on private lanes and public streets within the community.
 
Why are there not more lots available in Calvert County?
The very reason that people are attracted to Calvert County is the same reason for the shortage of available home sites. Calvert County is surrounded by water on three sides, which limits the major road systems to and from the county. Calvert also has some very advanced land preservation policies to protect the tranquil, rural lifestyle and streetscapes. Because of this, few home sites can and will be developed to ensure a good quality of life. And as a result, the value of Calvert's home sites will accelerate with an increased demand to live a rural lifestyle with a great proximity to Washington, Baltimore and Annapolis.
 
Is there ever going to be a mall like Annapolis Mall in Calvert County?
While there will be more commercial development in the County, the possibility of a large regional mall, such as Annapolis Mall or Bowie Town Center, is remote. Developers of such properties look for substantial population densities within close proximity to their centers. Calvert's population as of 2002 was 76,000, which is relatively small compared with the Bowie and Annapolis areas.
 
Is there going to be another entrance to Covenant Creek or Queensberry?
Covenant Creek and Queensbury were designed to have only one entrance. This feature will help to insure increased privacy and safety for our homeowners and their families.
 
Can our Homeowners Association annual fees increase?
It is our experience that Homeowner Association fees are rarely, if ever, increased. However, a majority vote by the members of the Homeowners Association can elect to increase annual fees. Note: There is a limit as to how much Homeowners Association fees can be raised at any one time. Please consult your Homeowners Association documentation for details.
 
Why do you only start one home every three weeks and only build 18 to 20 per year?
The spacing out of starts is known as the Even-Flow process. Timed in accordance with a well-defined construction schedule, Even-Flow is Kaine's process that ensures the construction of your new home stays on track.
 
How do I gain access to the Chesapeake Bay, Patuxent River and creeks for swimming and boating?
Calvert County offers many options for swimming, boating, fishing or just relaxing. North Beach offers swimming, a boardwalk & pier for fishing. Chesapeake Beach has a water park and the finest in charter fishing. Further down the Bay coastline from Chesapeake Beach you will find Breezy Point Beach and Campground. This is one of the few beaches that offer pine trees for shade, picnic tables and volleyball nets. They also have a boat launch to the Bay. Solomon's Island has boat rentals, a public ramp on the Patuxent River, lots of shops and restaurants, and the Calvert Marine Museum. The Patuxent River has fewer boat launching options due to the number of private communities and homes, but there are a public boat launches at Hallowing Point Ramp off of Route 231 just west of Prince Frederick and at the base of the Thomas Johnson Bridge in Solomons.

Will there be streetlights and sidewalks in our community?
Calvert County does not mandate streetlights and sidewalks to be installed because of Kaine Homes' larger lot sizes and rural community characteristics.

Does Kaine Homes offer a finished basement as an option?
Kaine Homes offers a finished basement as an option. However, please be aware that within the first year after construction, concrete foundations are prone to cracking due to shrinkage and minor settlement. Empirical studies show that while most concrete foundation walls develop some minor hairline cracks of no consequence, about 10-15% produce shrinkage or settlement cracks that allow water intrusion and necessitate repair. Because of the potential for damage, Kaine Homes recommends that homeowners wait 12-18 months to finish their basement to ensure they are free of water intrusion problems.
 
Why was the credit I received for the standard item I removed less than the price the Sales Manager quoted me for adding that same item as an option?
It is Kaine Homes' policy that when a request is made to delete a standard feature, the cost of that feature is credited. Although the standard feature may be offered as an option on another plan with a higher price, Kaine will only credit back our cost and not the total option price.
 
We would like to buy our light fixtures at Home Depot and have you install them. Is this possible?
Due to the coordinating of permits, inspections and delivery of materials, it is Kaine's policy and in the best interest of all parties to replace Kaine's standard lighting package after you move into your new home. Standard or upgraded lighting fixtures must be installed to pass inspections. And because of the nature of the business, there is risk of theft or damage that may occur at any home under construction.
 
Can we do our own wiring for future speakers?
A permit for the wiring of your home is required and obtained by Kaine's electrician contractor, which makes them liable for all wiring that is installed. Because of this, the contracted low voltage wiring company must complete all electrical work. Additionally, Kaine's liability insurance company forbids non-company or non-contractor personnel from working on the job site.
 
Why is it more expensive to change paint color from room to room in our new home?
Kaine's paint contractor charges a standard fee for painting a new home one color for the ceiling and walls. If a separate color is chosen for one or more rooms it is more expensive due to the following factors:
  1. It is more labor intensive to paint with multiple colors.
  2. Different primer colors may be required.
  3. Small quantities of paint are more expensive than large amounts, which are bought in bulk.
  4. Multiple sets of brushes and rollers need to be used and cleaned more frequently.
  5. Record keeping of colors for each room for touch-up work after the house has been completed is required.
  6. Touch-up work is more difficult with multiple colors.
  7. Transition areas where different colors meet must be carefully "cut in", which takes more time and effort.

Construction
How long will it take to build our new home?
The Kaine Homes building process normally takes approximately five to six months from the time we break ground on your home. Please note, however, that some larger and more custom homes may take up to a year to complete.
 
When can we move in?
Upon the completion of your new home, the receipt of a Use and Occupancy Permit, and your final walk-through with our Construction Manager, you may move in.
 
Why does it seem like so many trees were cleared from our lot?
The change from a wooded lot to a cleared lot is dramatic. This is a common question and concern. All lots must be cleared to make room for your home, driveway, septic system, well, front and back yards.
 
We would like a really nice yard of grass. Should we add quality topsoil during final grading?
The addition of good screened topsoil will assist is creating a better foundation of grass growth. Our staff can provide you with an estimate of the cost of adding quality topsoil during the final grading of your home site.
 
We have never had an individual well and septic before, should we be concerned?
Individual deep wells and individual on-site septic sewage disposal systems service the majority of single-family residential homes in Calvert County. The 4" PVC cased wells are drilled from 300' to 500' deep and have been a proven source of potable water over the years. All new wells are tested by a State-approved testing agency, which verifies the safety of water for drinking. Septic systems require periodic pumping for maximum performance. It is recommended to have them pumped every two years. A benefit of having your own well and septic system is that there are no municipal water and sewer bills.
 
Can I use contractors that I know to do some of the work on my house?
It is the policy of Kaine Homes to only employ trade contractors who have been carefully screened by our Contractor Procurement Process. These contractors work with us on a regular basis and know our home styles, specifications and standards. Kaine Homes strives for long-term relationships with contractors to maintain a steady and dependable work force. This streamlines the scheduling process, reduces mistakes, and helps to ensure the quality and standards to which our customers are accustomed.
 
Can we visit our new home under construction anytime we want?
Homeowners are welcome to drive by and observe the progress of their home from the street anytime. However, it is the policy of Kaine Homes that homeowners contact our Construction Manager to coordinate a meeting with him to visit the job site. It is very important that all visits to the house be accompanied by a Kaine representative to ensure the safety of you and your family, and to address questions or concerns that you may have.
 
What is the difference between a House Location Survey (HLS) and a Boundary Survey?
A Boundary Survey is a document drawn up by surveyors that shows the "exact" property lines of the property. This type of survey is more expensive than a House Location Survey because it requires more field measurements to be taken including re-establishment of lot corners. A boundary survey costs about $600 or more (depending on the size of the lot). Our Engineers advise that you do this only where you are purchasing land outside of a development or where other private owners flank the property.
 
A House Location Survey is what is required by the mortgage company to verify where the house is located on the lot. This survey is done to ascertain that the house and any improvements are properly located and do not conflict with any building restriction or property lines which could cause title problems. This survey does not re-locate lot corners; lot corners will show on the HLS, however, and can usually be found with a metal detector. The HLS also does not show well or septic locations, or topography. If a homeowner would like their property lines marked, the most cost efficient means to achieve this is a "Lot Corner Stakeout" which will re-mark all corners with wooden stakes. The homeowner can then connect the stakes with twine and have the full outline of their property. This can be done during the HLS and costs about $350 extra.
 
Can we temporarily store some of our furniture in the garage or basement?
Kaine Homes does not allow homeowners to store any personal property prior to the final building inspection because Kaine cannot ensure the protection of your property due to theft, the unlikely event of fire or water damage, or weather conditions.
